RULES AND REGULATIONS

  • LOT RENTAL AMOUNT- The full Lot Rental Amount is expected on the due date, the 1st of the month. This includes any electric bill present. Any rent RECEIVED 3 or more days after the due date will be subject to a $15 late fee (after 3rd day of month is late). If no one is in the office, put it in the drop box, on the door in the mail room. If you mail your check, mail it early. Checks with insufficient funds (bounced check) will be subject to $15 fee (in addition to bank fee). Local taxes are due for permanent units (seasonal or yearly) by end of year, see office for current rates.

  • STORAGE- Boats, trailers (RV or utility), and extra vehicles must be put in storage. Please note we accept no liability for storage items. Rates for storage are found in the office.

  • AUTOMOBILES- Only two licensed and insured vehicles (cars or trucks) per lot. If the lot does not have space for two cars, accommodations can be made with the office for a space in the storage area, only for the second car/truck. Boats, trailers, and extra vehicles must be kept in storage, at the current rate.

  • SPEED LIMIT- The speed limit is 5 mph. Your guest’s adherence to this and other park rules is your responsibility. Please make sure any visitors and workmen, etc. you may have in the park are aware of the speed limit and adhere to it. Speed bumps have been installed for the safety of our tenants and guests.

  • PARKING AREAS/WALKWAYS/YARDS. No rolled roofing or similar material may be used on the ground outside the unit. Any carpet and mats used outside must be removed when the resident leaves for the season. Any concrete walkway or stepping stones must at grade level to enable a lawnmower to pass over unobstructed. No posts, landscape timbers, etc can be installed in a manner that will interfere with mowing and no fences can be erected on any lot. Any plantings not directly adjacent to unit need 52-inch clearance so a mower can pass between. Planting and removal of trees must be approved by the office.

  • LEAF PICK UP. Place leaves and pine needles together on tarps or containers. Please keep sticks, branches, and other lawn debris on separate tarps or containers. Please make sure there is no trash present. This means no paper, plastic, wire, PVC, or any other trash. If you use a large tarp make sure it is not too heavy for us to lift. Leaf pick up occurs a few times a week. Leave tarps or containers at edge of lawn by street for pick up. Tarps are available for purchase in the office.

  • RV ELECTRIC CHARGES Electric meters are in place on all R.V. lots. Usage will be billed at current rates. You will receive the bill in your mailbox. Payment should be made with your normal rent payment and may be added to the same check. Please make a notation of amount to be applied towards electric.

  • RV ELECTRIC USAGE Ridge Manor Campgrounds has 30 amp service at all lots. Due to this, space heaters cannot be used in units. Using a space heater while using any other appliance will cause the breakers to become overloaded resulting in power loss. Residents are advised to use their gas heaters in cold weather.

  • RV METER PEDESTALS. Nothing except utilities is to be attached or grown on the meter pedestals. The pedestal cover is not to be removed for any reason.

  • MOBILE HOME UTILITIES. Mobile home owners need to contract utilities independently. Ridge Manor Campgrounds will supply water and sewer utilities while electric (Withlacoochee River Electric Cooperative) and cable, phone, and internet etc are independent. The equipment and materials used for these utilities, including the power pole and meter, is the responsibility of the Mobile Home owner and will not be maintained by Ridge Manor Campgrounds.

  • WIFI. Wifi is supplied through the park, see the office for a passcode. The bandwidth is shared throughout all users in the park; please be responsible and courteous to all users. The usage is tracked and monitored, and if there are issues with a user, we can deny access accordingly. As with all Wifi, temper expectations for the connection. The quality of the connection will be dependent on the user's device antenna, weather, other device interference (such as cell phones), proximity to the antenna and other factors. The signal might not allow for streaming high quality videos and high usage applications.

  • RECYCLING. The recycling area is next to the dumpster. We appreciate your support in these efforts. Also, the recycling/dump station just West of here allows anyone access to dispose of batteries, oil, paint, light bulbs, etc.

  • TRASH. Please have all trash tightly compacted and in tied bags before depositing it into the dumpster. Put “popcorn” type Styrofoam packing materials in a plastic bag or other secured container before putting it into the dumpster. Also, please remember that cigarette butts are trash and are to be disposed of properly. Do not put tree limbs or leaves into the dumpster. Construction or furniture are not to be disposed at the dumpster. The county dump station is used for this and all large amounts of trash.

  • NEATNESS COUNTS. Every R.V. and Mobile Home needs a good exterior cleaning at least once a year. Do not let clutter accumulate outside your unit. You are required to keep your unit and lot looking tidy. Older and/or units not properly maintained will be asked to be removed. Also, please clean up after yourself in our general areas, including the pavilion, clubhouse, restrooms, etc. Skirting and tie-downs are required on all permanent units, and must be installed within 3 months of making unit permanent.

  • PETS. Two house pets allowed less than 30lbs. Any breed or dog that has aggressive tendencies are prohibited. All pets must be on a leash, cleaned up after and kept quiet. If your pet becomes a nuisance you will be asked to remove it. Refer to FS 828 for Florida Pet Laws.

  • SUMMER. When you vacate your unit for the summer, please stow everything, including hoses, electric cords, cable lines, clotheslines, etc. This will limit deterioration and damage during lawn maintenance.

  • SELLING UNITS. Mobile homes cannot be rented. No financing of any RV or Mobile Home unit (must buy outright). When you sell a unit, any new resident looking to purchase will have to fill out application and pass background check prior to purchase.

  • BACKFLOW PREVENTERS. All water connections to the park supply line are required by code to have a backflow preventer. Do not remove your backflow preventer.

  • GUESTS (MOBILE HOMES & RV’s). No one under the age of 14 will be permitted to drive a golf cart on the park streets without a responsible adult accompanying them. No one under the age of 14 will use park recreation areas without a responsible adult present- this includes pool table and shuffleboard courts.

  • GUESTS (MOBILE HOMES). Guests shall not stay in the park more than 15 consecutive days or 30 days in any year without prior consent from park management. Guests must comply with rules. Residents shall be responsible for the conduct of their guests.

  • GUESTS (RV’S) If there is only one person in your R.V., you are allowed up to one free guest. If there are two people in an R.V., an extra guest will cost $2.00 per day and can stay up to two weeks (14 days) throughout the year. Guests are allowed for a total of 14 days throughout the year. Guests must comply with rules. Residents shall be responsible for the conduct of their guests.

  • LAWNS. Mobile home and RV owners are responsible for yard maintenance including mowing grass and trimming trees. Ridge Manor Campgrounds may be contracted for yard maintenance. If tree trimming is extensive, contact the office for approval. Seasonal RV owners: lawn maintenance is completed by Ridge Manor Campgrounds during the summer off-season.

  • WASHERS AND DRYERS. There are no washers or dryers allowed in any RV unit.

  • SEWER. We manage all sewage waste with a sensitive septic system. Please do not flush anything other than body waste and toilet paper. Do not flush paper towels, 'flushable' wipes, paper, plastic, clothes or anything else.

  • QUIET HOURS AND NOISE CONCERNS. Quiet hours are from 10 PM to 8 AM. Please respect your neighbors and maintain these quiet hours. Additionally, at any time of the day, any complaints regarding noise which disturbs the peace of the park, or conduct which is a nuisance to other residents is prohibited.

  • CONSTRUCTION. All construction needs to be approved by management, including exterior painting, sheds, decks, ramps, and any exterior building or modification.

  • WARNINGS, PENALTIES. When residents do not follow these rules, a verbal reminder will be followed by a written warning. If the situation is not addressed, the resident will be fined and/or asked to leave.

    This is a community. We have not included everything which should or should not occur at Ridge Manor Campgrounds. Please have respect for your neighbors and the community. If you are not sure about something, please ask us and we will do our best to understand the situation. Adherence to these rules in a spirit of cooperation will keep the park up and help prevent any misunderstanding. Any suggestions you have will be welcome.
